Why on earth would you pay your renter's gas and electric bill? We have always paid our own via a substantial deposit and a true up with receipts after the summer. As for damage - to whom are you renting?? We have never damaged anything!!

I gave into bargaining a bit last year and regret it. I won't do it again. The damage and hassle are not worth it. They heated the pool like a bathtub and must have run every air conditioner in every room full time with all the doors open. I got stuck with a $1500 electric bill and an enormous gas bill as well, for less than 2 months. I'd rather take a year round rental at least they take care of the utility costs.
I got many calls last year way too late. If you wait, you may or may not pay less but you also lose the best houses.

Not sure what you mean by advertised price. A broker shows us a bunch of houses in our parameters and tells us what they are asking to rent for the season. Summer 2009 we offered to pay 30% less and got it for 25% less. In hindsight we probably could have gotten it for 35% less but we got too chicken because we really liked the house way more than any other. In prior years, we offered about 15% off asking and settled around 10% off.

If you want a good price - the absolute worst time to look for a rental is in late winter. To the extent people have bonuses that's when they spend them and there is no incentive whatsoever for homeowners to reduce their rental prices. We have been renting for 10 summers - always at the last minute - with no problem. We see about 10 houses - 2 or 3 of which we like and we rent one of them. We have never once "lost" a house or gotten into a bidding situation. I don't see why 2010 would be any different!

Wait to look for a rental one or two weeks before Memorial Day 2010. You will never get a good deal now. I have done the last minute rental every year and have always done well. You have to look at 3 beds with pool asking $30-35K. These are all north of the highway - especially in Wainscott and East Hampton. You will get it for $22-25K if conditions are even close to what they were this last summer 2009. To put in in perspective, we rented a 3 bed house with pool in Bridgehampton (great location south of highway) this past summer from Memorial Day weekend to end of Sept for $35K when they were asking $50K. In summer 2008 the asking rent for that house was $75K. But you need to wait until the last minute. Trust me - there are always tons of houses for rent - even when things were hopping in 2005-08. Also, its pretty easy to negotiate an extended season - say through end of Sept.

Home resales in September clocked the largest monthly increase in 26 years as buyers scrambled to complete their purchases before a tax credit for first-time owners expires.
Sales jumped 9.4 percent to a seasonally adjusted annual rate of 5.57 million last month, from a downwardly revised pace of 5.1 million in August, the National Association of Realtors said Friday.
That pace was the strongest in two years and beat Wall Street forecasts. Sales had been expected to rise to an annual rate of 5.35 million, according to economists surveyed by Thomson Reuters.
"There's a mini-boom going on in the housing market," said Thomas Popik, who conducts a monthly survey of real estate agents for Campbell Communications, a research firm.
