Anyon hear anything about them? Pricing, units, resale value, etc?

I actually went to see this building during the construction phase. The building has a ton of amenities. I don't remember the prices off hand, but the units were selling for less than Manhattan prices, and the views are spectacular!

77 Hudson is way over priced! I actually looked at the floor plans before seeing the open house, I was very very disappointed! They've only sold 30% of units so far and people who have purchased them are walking away from the deal

the property tax and CC are soooo high~ unbelievable~~~

Last year, WSJ called 77Hudson "the right bldg at the wrong time". Sales have been VERY sluggish, and unit owners should be wary of the time when KHov pulls out and leaves the bldg 50% occupied, and that 50% will end up paying for 100% of the common charges. Also, KHov never sent HUD property reports to prospective owners, so if you are looking to default on a contract, you can use this technicality.

A NY court recently found that an excpetion exists so that developers don't have to send out HUD reports. Even though the developer in the case did not file the report, the court ruled against the buyers looking to default.

I don't have the link to the case, but someone recently posted it on the NYC forum, FYI.

Au contraire.......I did not say that KHov did not FILE the HUD report, I said that they did not SEND it in a prescribed form to prospective owners. Furthermore, I personally know of 2 cases in which the prospective owners were able to exit their contracts based on this technicality.

i heard sales are slow. it is still pricey 630$ per sf when you add maintenance and taxes.
than you need garage to pay... it almost like 1 bdr in Manhattan when you find tax abatement.

We own a condo in another KHov developed property (on Route 440 in Jersey City) and it turned out to be the most regrettable decision we made. The biggest complaint we have is the construction quality. On the outside it does look very good and expensive. However, living there for 3 years now (the place is almost 5 years old), the quality is beginning to show. Additionally their sound insulation is the worst - we experience many sleepless nights.

We would recommend talking to other Jersey City Realtors who know about KHov condos. We are not the only ones, we've asked our neighbors and they've made same complaints. We've since checked out 77 Hudson and felt that the sound insulation was not of top quality. We would highly recommend testing out before.

Their post-sale service is not great either. Maybe due to the recent downturn, they've not responded to our board's requests to fix the simplest items. I would check out other KHov before making the purchase - they have mostly mixed reviews.

I'm thinking of buying here anyone have any complaints or good things about the building?

I was looking here but like everyone said, CC and taxes really kill it.

i regret the building. the night becomes really dark there and u can't go for evening walk after 7. not the safest area. 2 more buildings are coming which will block the view and actually lower the price in area.

trishi77- you talk about two buildings being built and will block view. Where are they going to be built and will block the view? The buildings on the hudson are already built and are midrise.Did you hear that they will be torn down?

We are current tenants, renting from a landlord and all we can say is avoid this place at all costs until they change the management team! The management team allowed workers to enter our apartment without our permission and did repairs to damage caused by another tenant on a higher floor. All this was done without our permission and it will apparently take over a month to complete. I say apparently because no one on the management team is keeping us updated as to the status of these repairs. What's worse is that they treated our apartment as if it was vacant and caused us great inconvenience, not to mention a huge mess that we had to clean up. As mentioned above, the management team has not kept us updated as to the status of the repairs or when they will be completed, did not care that we needed the repairs completed before the Thanksgiving holiday and are ignoring our emails for status updates. This is the definition of unprofessional behavior and is not what one would expect at a "luxury building." We really appreciate our time at our apartment building in Manhattan as we would have never been treated the way we have been treated so far at 77 Hudson. We are extremely disappointed and advise anyone looking to rent or buy here to stay away until the management team is replaced.
