Anyone know why this building still has a TCO after all these years. Sponsor seems to have sold its units, but the building's TCO keeps running on continuing 3 month extensions with 13 open/unresolved items. Is there a problem? Litigation?

The Lenox Grand, 381 Lenox Avenue in Sales

Jason, according yo SE, it seems that 12 unit owners and one "in contract", out of 19, seem to have found a nice home in Harlem with others to follow. Chuck is absolutely right that prices will stabilize and rebound in time. This building, like so many others especially in Harlem, was conceived and developed in a different market. But the rebounding won't be helped by rumors and personal agenda. I'm not "upset", Chuck, just alot more positive than the nay-sayers.

Nothing like wrong facts and rehashing old rumors to trash a fine building with a solid group of resident owners who love their building. It's a pity when disgruntled people resort to misstatements!

Contingency clause in Sales

No contingency? Walk ... no, don't walk, RUN! Most developers these days will certainly accept some form of contingency not only until a commitment issues, but extending until closing in case some last minute issue arises outside the buyer's control.

Be very careful. Developers have little leverage these days - and unless it's a property you want or is one of a kind, you should look elsewhere.

tenemental, what's your problem? Clicking on the link you provide, there are recorded sales for 7 units? Since the building only had 7 units, what's the issue? and no, not a warburg broker.

tenemental - flowerbox is definitely and completely sold out and at amazing prices for the time. nothing shady or mysterious about it. the penthouse is just one of those owners and renovations that last forever. units are now reselling at strong prices.

tenemental, what are you talking about regarding 267 E 7th #1? I saw that unit - it's listed for 775K, has not been on the market since it was bought in 2005, and doesn't have a sleep loft! If you're going to bad mouth listings, at least get it right.
