Can anyone who owns or rents in the building provide their opinion on the quality of the building, the management company and riverside blvd. I have been looking actively in the area and find this building to be pretty good value were it not for the r.e. taxes and the common charges which appear to be a bit steep.

I looked to rent at one of the trump building and i agree that you get better value today and good amenities but still opted out for couple of reasons:one it is really windy on riverside drive, second it is still a walk to subways even if they provide shuttle during week (but not convienient with a baby carriage)and third you can get more square footage for your money in the uws nowadays check couple of other management companies like brodsky (one columbus place, not as fancy amenities but bigger 2beds and amazing views one block from park and time warner building), glenwood with free months at 64th and broadway and the best roof pool in the city etc...
HHH, thanks for your feedback. Can anyone who owns in the building or rent there also express their feelings on the distance to the subway station and the quality of the finishings in the building. I remember looking into an apt at 220 riv. blvd in 2003 and being quite impressed with the quality, is 200 comparable or even better ?
Also any comment on the management company and the reason common charges are a bit high would be appreciated. Thanks
I live in 200 RSB and all of what HHH says is true. If I could live closer to Broadway then I would (not feasible at the time). The wind during the Winter is an absolute nightmare. Most people use the side entrance to shave the time to walk around The Corner of Death.
The walk to the subway is not too awful to 1/2/3 on 72nd/Broadway, but again bad weather/wind makes it feel that way. Alot of people own a car in the attached lot or take a town-car that is always ready for building residents.
On the plus side, if you have a river view, it is absolutely stunning. Quick access to Riverside Park is a plus and it's nice during the summer, especially when that cafe/bar down on the pier is open. The building staff is very nice and they recently re-did the gym. The elevators are very very fast which is nice compared to our older building.
One last pain in the butt is the window thickness doesn't block noise well. We're pretty high up but we can hear all the traffic going by, especially the motorcycles that like to drag race. In the summer, there are lots of concerts on the pier and they can get pretty loud.
Inside the apartment, it is nice but getting dated. 220 is much much nicer I hear.
Overall, we're going to be hear for 2.5 years. Not the end of the world but we'd rather be elsewhere, hence the reason why I'm lurking around StreetEasy :). I wouldn't want to be anywhere else on RSB, other than 220 though. It saves alot of time to be able to pop out onto 70th street.
I lived in 200 RSB from 2003 to 2005. Moved because I was younger and single and
didn't like the uws at that time in my life. now I am married and would love to live
in uws and would reconsider 200 RSB perhaps.. Putting aside my feelings on the uws...
staff is extremely nice
enjoyed the amenities, club, pool
celebrities. a few celebs live there.. feel kind of special

THE WIND...everyday I woke up I dreaded leaving the apartment because
I would have to encounter that wind. door slides open, a frozen gale
comes off the river passing through even the thickest gore-tex. cold
even on warm summer days sometimes...
TRANSPORT.. I would probably need a car to move back there. the shuttle was convenient for 9-5ers. hard but not impossible to get a taxi. Subways though, were too far. Get ready for a lot of walking...
I was one of those residents who are vocal defenders of the distance, "the walking is so good! healthy! Who wants to be so close. It's not thaaaaat bad of a walk." Then under it all I was
really thinking "damn this place is damn far from everything!"

chuck, for me as well the distance to the subway in the winter is the biggest con to this area. I love the views though and the proximity to the RS park and the cycling path etc.
unfortunately we can't go to open houses at this time as we are out of the country , but I'd love for anyone with info to comment on the quality of interiors, build, lobby if possible.
I saw a few new builds circa 2005-7 and was appalled by the quality of workmanship. I'm hoping stuff built pre-boom was a bit better quality...
sellers are still unrealistic in the Trump Riverside apartments, but i would imagine prices are coming lower to 2004-2005 levels at the very least. There is an enormous amount of inventory for sale compared to other UWS buildings. I've seen 200 and 220 recently and they are in good shape- at least gym, hallways, lobby etc
thanks, so assuming the market keeps limping along with few comps in the area and mortgages rates stay put at current levels, what would you see as a fair $/sqft value in 200 rsb for a 2BR apt with river views on a decent floor ? My guess is somewhere around 850-900 $/sqft.
yeh maybe gp199. could be a while before prices get there. The sellers are again unrealistic- especially considering what is going on down the street at The Rushmore, or considering the high vacancy rates at the rental buildings on Riverside. Eventually something has to give though- and I doubt its buyers stepping up to pay the owners 2007 bubble levels...
Great building and well managed. If you like Riverside Park you can't beat it. Kitchens and bathrooms beginning to look a little dated though.
We own an aprtment in the building, we have 2 kids.
Con: the wind in winter. i don't need to explain more it's just obvious.
pro: view, staff, facilities including the gym, pool, playroom. our gym opens from 7am-10pm, think how much flexibility that gives you.
another great reason we love this building is the school - woodside preschool is right here, taking kids from 2 years to 5 years old. they just established the dwight kindergarden here too this year and kids from woodside can go to dwight directly. you will understand the stress of preparing your kid for the interview, the erb test and appreciate this offer. Dwight is a competitive school too. AND you have your default public school option: PS199, the best public school on the upper west side. This year, many buildings were zoned out of ps199, we are one of the very lucky buildings. And due to sibling policies, if your elder one gets in, you are all set for the 2nd one.
So with all the above pros, we figure we can stand the wind. Overall, spring, summer and fall are beautiful along the riverside and not every winter days is windy!
when we first moved into the building, there wasn't much around. Now at least there is a sizable supermarket at 180, a doctor's office inside 200, and wine store, pet store and spa all came to the area. We felt this is a little community that keeps us away from the busy city feeling.
220 is probably nicer yet a lot more pricy. our building has a nice board team. They managed our maintenance fees very carefully. i was told increase in our fees were minimal compared with other buildings.
I had a quick question: my husband and I recently moved into a 1BR in this building and have been hearing walking noises from the apartment right above us (can literally hear the footsteps of the person above from time to time). Is this normal? Has anyone else run into this issue? Would appreciate any comments/advice.
Speak to the building manager and find out if the floor above you is covered with carpet(80% rule)
You can only hear it if you are a renter. Owners dont have that problem.
Riversider, thanks for your answer. We have spoken with the building manager and the apartment above is in compliance with the rules. I am just curious if anyone else has had this issue, since I have definitely not run into this type of problem before.
W67thstreet: this may actually deter us from buying (we were thinking of purchasing a 2 or 3 br in the building, but are not sure now given the issues we have had)....
My thoughts on 200 RSB - moved in recently -
-Express subway stop is between 71st and 72nd on Broadway, the walk is about 8 minutes
-Is a large, nice supermarket literally a block away, in back of the adjacent Trump building, is also a CVS, wine store, kids day care center, etc. also 1 block away, on West End Ave, and is a tailor in the building
-Building staff is great, super friendly
-Building is professionally run
-Common charge increases have been low the past several years; I think around +2-3% for 2012
-Gym recently renovated, lobby renovation approved, hallways will also likely be renovated
-Window thickness is good
-Is windy on some days in the winter (some days very windy), conversely, for the same reason, feels cooler in the summer
-Proximity to Riverside Park is amazing
