Discussion about 260 Park Avenue South in Flatiron
Does anyone have some insights into why so many apts are for sale here? The available units, along with recent sales look out of proportion considering that the building has not been around so long? Love the area and have seen some of the units (A, B and G line) -- all look really good. Also, the pricing is all over the place, 6B vs 5B makes no sense, while 2D look and 4G look comparatively well priced. Any buzz?

I was wondering the same thing. I've seen a few there, and I really like the building. Nice high ceilings and the conversion job seems like it's good quality.

The name? Never heard it called anything other than "260 Park Avenue South"
If 2A sold for 982k at the height of the market in 2007 why would anyone care that they just "lowered" their price to 998k in this market? Can't we safely assume that a low floor interior 1 bdr apt that could not get more than 982k two yrs ago would be hard pressed to get above 1,000 a sq ft today? Can't see this unit selling for over 900k at best. This building just looks so overpriced.
I think you mean Apt. 2K. In any event, I agree with you that this price is a pipe dream. Note that the sale in 2006 was for 800K. Granted, that contract was probably signed in 2004, not 2006. I would think the 800K price would be a starting point. If these folks need to sell, then it looks like they are taking a loss to me.
Just a hypothesis... I have a feeling this building hit a younger crowd, and likely a much less stable one.
Or... maybe... is it possible that move in is finally here, and all the folks are being called in to close, and have to sell?

Anyone have thoughts on this building currently?
What do you mean? Pricing? Quality compared to what's available elsewhere? We seriously considered making an offer on an I-line unit a couple of years ago. I'm very glad we did not. The kitchens seem very dated already to me, the cc's and taxes are comparatively high. Having said that, not that many units are moving, but most that are seem to be holding their own against 2006 sales prices (don't recall when contracts were first being signed).
The lobby seemed bleak to me.
