Last word I had on it was a January completion.
But never was there a location where 2 blocks are all the difference in the world. North of 23rd street (this is on 24th) is awful over here. The noise and club traffic (street and sidewalk) is terrible at night.
Not to mention the projects which as the economy remains or gets worse will continue to make this a scary area.

It is has the honor though of being second worst location to Loft 25.

LOL truthskr10 - completely agree Loft 25 is the worst location imaginable.

the broker at loft25 was like look at the view north through the 2 project buildings. it get so much light. i think i actually laughed right at him.

Dude, when I was viewing the penthouse, all I could think about were the rows and rows of windows and wondering, " How am I going to tell the police which one was fired from at my guest?"

Does anyone know how many apartments actually have closed? 245 is by far the best value and apartments in West Chelsea 515 W 23rd is great but I'd much rather buy in 245, gut renovate to my taste and save a million dollars or more.

I think they are almost all closed. It's really a beautiful building, perfect location, and the interiors and finishings are amazing.

the 2W is at $2M with huge terrace... anything shady on that unit?

Price on 2W reduced to $1.85 mil... My only concern is that the terrace is so close to the High Line, it would be really easy for someone to hop the fence and be right outside your bedroom or living room window... However, the park does close at night, which is some comfort. Not sure how hard it would be for nefarious people to get in to the park when it is closed.

Also, common charges of $2700+ are pretty steep... Once the tax abatement expires, total carrying charges are going to be pretty high for a 1/flex 2-bed unit.

The terrace is really the selling point, obviously. It would be awesome for parties during the summer. Someone who really likes hosting outdoor gatherings may think it's worth it!

THe terrace initially drew me to the building while it was it was on pause and wasnt complete yet. Standing on that deck before the high line was in full swing, I was more disturbed by the view of the gas station including the risk of an errantly flicked cigarette butt.
I happened to walk by 3 months ago from the highline and realized the gas station was nothing. That apartment makes you homo sapien exhibit A, on display like a monkey in a zoo from the high line. It is THAT BAD. Still, I imagine a clever artist or some commercial "non commercial" entity could slickly us the apartment as some form of discreet advertisement for something.

Expect the taxes unabated to be @ an additional $2500 a month.
A lot can happen in 10 years to change the neighborhood, but only a tornado or earthquake will remove those housing projects.

Still.....better than Loft25 lol.
