What is the consensus about the near and long term future for GAP? Are major renovations / reconfiguring of the plaza in the works? Is the real estate surrounding GAP realistically priced? Is this "bubble territory" (i,e. Williamsburg, etc.) or the "real deal"?
GAP is a great location for restaurants, park, transportation, shopping this is why it will always be a place that people desire to live around. The prices there are high and need to come down. It is not Williamsburg, where overdevelopment in a short period of time caused a glut of inventory.
As to renovations/reconfiguration, I wouldn't expect many changes. This is THE traffic circle of Brooklyn. Too many arteries coming together to try to do too much without causing havoc on a whole bunch of neighborhoods.

Except that it hasn't always been that.... so throwing "always" around might not be too prident.

Mainly because Brooklyn doesn't use traffic circles. Flatbush and Atlantic is actually more of an artery connection...
