I would like to get an opinion about this building. There are still 2 units available. Have you seen it? Can you give me please your expertise advise? it is on the block of the school. Good things sell, right? why have these two units not sold as of yet?
Because it's insanely overpriced for a glorified brownstone floor-thru with two tiny bedrooms and a smallish living room.
I saw unit 1 several months ago. I am in the market for an apartment with private outdoor space only.
There is/was a gross error in the square footage in unit 1 that they never corrected.
I think the other units are fairly accurate in measurements.
Anyway it wasn't for me as the backyard was not to my liking.
But, I thought it was well built, it is a great location on a quiet and quirky block.
Virtual doorman if you don't mind that.
So what's left?
Only two units, a second floor apartment which seems a fair asking price in todays new construction condo market. It's just not for me. It's worth a look if it fits the scope of what your looking for.
The second unit is the penthouse. This unit with 2700 interior and 1500 exterior is out of my range.
If it were 1700 interior and 500 exterior I would be all over it. But if the ask price was still in the same ratio it would be to me way overpriced. Your outdoor space is sandwiched by taller buildings, a very big negative.
If advertised footage is accurate they would be fortunate to get 3.5m

So, I am spoiled with doorman. have you had experience with the virtual doorman situation? Another advice please: A second floor will be hard to sell, lets say 10 years from now.
It depends on what the problems and consensus is on 2nd floor apartments.
I have no problem with them unless your on broadway or something. (as a noise factor)
I don't think it a high travelled block.
Harder to sell is relative....if you buy it cheaper because it is a lower floor you can sell it cheaper when it is time to sell.
I've gone from intercom buildings to doormen buildings.I've been spoiled as well.I don't know if I could go back to no doorman but for the right price I'm sure I could.
