RENTERS & BUYERS BEWARE: This building is in the process of going condo by Q3-4 2007 and has a 60 day owner cancellation ryder in all new leases, meaning you could be "booted" w/ 2 months notice, after just paying to move in! move out, loser. if your salary hasn't jumped 10% a year its your fault not 99 john's.

I think this is pretty common - sponsors offer the existing tenants a chance to buy their rather ordinary rental unit for a fairly insignificant discount from the price that the renovated apartment would sell for. If you don't like it, just move out - it's not a big deal. I've never lived at 88 Greenwich, but when I was at their sales office, they said existing tenants had the option to buy their apartments "as-is" for 5% off the asking price of a newly renovated place. Given that the rental apartments were pretty ordinary (for a rental building) and the renovated apartments were pretty nice (although I ultimately choose not to buy there for other reasons), it seemed crazy that anyone would even consider buying their rental unit. If you like the location/building so much, move into a different unit and pay the extra 5% for a newly-renovated place. Short story is stop complaining and just move out - if you can't afford to buy, then rent at one of the better rental buildings downtown (ie., 2 Gold Street, 37 Wall, etc).

We have recently looked at 99 John, and are wondering whether or not to buy. Wondering what experiences other people have had dealing with the sales office, negotiating off listing, etc. Thoughts?

if 99 john st was giving a discount of %20 off the offering price would that be a deal considering the market we are in ?

Seems like a very nice building with good deals but I have heard some mixed stuff about Rockrose.

ROCKROSE IS THE WORST. Do not do business with this company as they will do whatever they can to screw you. I lived in the building at 99 John for 3 years and have had nothing but problems with Rockrose Development. Their lack of respect for their tenants is unacceptable and I would expect them to do everything they can to screw the buyers of 99 John. I would never buy into a ROCKROSE-related development.

the building had a rat problem during the initial reno. may be cleaned up by now.
