After a five buck price cut, these morons are still trying to sell for over $5k a square foot. I stopped reading the if you can price cut threads a long time ago, but I felt this one deserves it's own time in the limelight.

what none of you foolish people realize is that this place has a COLOR FLOOR PLAN. Plus, the plan is ultra-tiny like a scene painted inside a precious Faberge Egg. That is why it is worth 1 billion dollars and is a steal for the asking price.

Well, I'll say it out loud, since no-one saw what I saw: high-end bordello! That's why you need so many bathrooms. Put a grand piano on that striped floor, and you're in business.
Alternatively, a Russian oligarch might appreciate just how much maple, ironwood and marble went into the place. It's just SO MUCH materials. They just need to increase the price by at least $10 million; they can't be taken seriously otherwise.

You all are missing the obvious here. Where else can you find this kind of space with monthlies this low. The obvious long-term savings are why someone would be willing to pay up for this.

AR: the 2003 comps for 21D & 21E don't look right to me. As far back as '97, 1brs were closing in on 500k there.

10023, those actually aren't my comps, but they don't look right to me either (for the current listings, at least). they reference much smaller units, the earliest sales were bank sales.

Yes, 2003 prices do look weird for 21D & E.
But, look at the price jump for 34C: up more than $1mm in 12 years.

Someone just posted the listing for 25N. I noticed that the broker did not post a floor plan for 25N & then I realized why: it's an alcove studio, asking $777K!

dwell, i don't know what's going on but 21d and 21e both went from being 700ish sf units to over 3000. maybe the current incarnation of the 21st floor includes a couple of different possibilities that include different combos but the broker isn't listing all the apartments in the combos.

no doubt the prices have escalated hugely, these just seem like odd ducks.
