I saw #2B in 312...what did everybody think about it? know anything about the building?

I'm interested in this building as well. Although the maintenance seems very high. Any idea what is going on here?

As I recall the maintenance has always been on the higher side as a result of underlying mortgage debt--not because of any special services or problems. The apt. prices account for this. It is what it is--if you are willing to take on an apt in building with relatively large debt, this could work for you. My info is a little foggy and some years out of date, so check how much of the maintenance is deductible to get a quick impression of how much is ascribable to the mortgage.

It's supposedly a cond-op, although I have no idea if it's a landlease. There's supposedly a methadone clinic on the block which you can always spin as "edgy!"

Anybody have any thoughts about the building in general? The apartments seem very reasonably priced, including some recently renovated ones. Anybody know what the make-up of residents in the building is like?

Many units lost view due to Tempo being built next door. So the entire west facing side is gone.
That is when the prices dropped. There are several Methadone clinics in the E. 23rd area but welcome
to NY....this city is sterile compared to the character it had many years ago.

The methadone clinic is on 25th Street, not 23rd, and it is pretty much a non-issue for the neighborhood. The Tempo, on the other hand ....

In respons to DTDWIH, The A liners actually lost one window in the bedroom but kept all the others and now have direct view to the Tempo's Courtyard (Trees, small garden...)
The Main tend to be on the high side due to an underlying mortgage left on the bldg. The overall bldg has solid characteristic, high/beamed ceilings, few apt per floors, nice laundry in the basement, 310 has two elevators

does this building have any rat or bug problems, especially 310 E. 23rd?

Anybody know what financial requirements they impose? And is there laundry in 312 only, not 310? Thank you!
