how will sales here affect the going prices of the grand street COOPS ( formerly known as coop village )?

I don't see a downside. Madison Jackson is priced high enough to underscore the value of the coops. For East River, Hillman and Amalgamated the public amenities should be appreciated. Seward Park is far enough west and gentrification has spread far enough south and east that I don't see it having much effect there.
