That's what, minimum of $4-$5MM? But you want to do a direct cash deal on Streeteasy? What country code is your phone number?

You might be better off posting in the building or mailing owners of these apartments.

Simple go through the closed sales in the building which will tell you which apt numbers to contact. After that "Dear Owner" with the apt number. You can get your assistant to do it in a couple of hours with $10 street easy subscription. However, be willing to pay a premium as the owners will see that you are very eager.

There are two 3 bedrooms listed for sale now. Why don't you just negotiate with the agent. If you don't want to pay the 6% for the agent, just offer less. The sellers have a contractual obligation to sell thru the agent.

How do you know what contractual obligations are between two parties?

Could apartment 2110 have increased in price $1.6 million in the last two terrible years in real estate??? If so, I'm in the wrong business!
