Thumbs Up Thumbs Down

here's a recent close in LIC at 449 $ psf:

Give me a break.
This unit was not sold. It was a transfer of ownership between the developers.

I make you a deal. You find me a new development in Hunter's Point, LIC for less than 500 psf, i pay you a commission.

"LIC ppsf now is around $750. The haters here continue sounding stupid.
About ready was a terrible poster- bad advice, obnoxious, and disrespectful. And now shown to be a hypocrite."

Closing in the past 2 years speak volume on LIC. There really isn't an argument anymore. The idiots here are slowly leaving over the years (example aboutready,w65tstreet).

ericho - clap, click your heels and squeal "alabastercalamastershishboombahhh". repeat for effect.

30 year fix at 3.625%.
Rent at record highs in NYC.

Yea, go learn from AboutReady and W64thstreet. Folks that listen to their logic the past 3 years are now in the poor house shelving out 2007 rent prices.

Typical housing bear that picks 1,2 out of the millions.
How bout these?

another recent $950 psf..

http://streeteasy.com/nyc/closing/2035601

go ahead..find me 8 that went below $600 psf over the past 6 months..

I bet you, you can't...

Is the View a typical LIC building? Or are the other 2 more "normal"?

Powerhouse and the view are the 2 closest condo (NEW DEVELOPMENT) by the water.
The one you posted (Citylights) was built in 1997 (15 years old).

Hunter's point condo is far from Gantry Park and personally i won't even want to own anything across Jackson Ave.

Here's a few more NEW DEVELOPMENTS..

My reference to LIC is to the buildings near the waterfront/Vernon Blvd area.

Note..Citylight is a CONDOP with super high maint.

and here's 2 more recent closing from 10-63 jackson above 700 psf.

And another building that is very close to the water (5SL) in contract for over 700 and listing for 750 psf.

5SL

I can go on and on and on.......

Yes, i know it sucks to be you and a housing bear the past 3 years.
While i picked up my place for $565 psf by the water, you knuckle heads thought it was crazy.

WHO IS CRAZY NOW????

You presume too much.

"You presume too much. "

No, i'm stating facts buddy.

> 30 year fix at 3.625%.
> Rent at record highs in NYC.

And yet prices decline *again* last quarter. Manhattan median 24% below peak, 28% in real terms.

> WHO IS CRAZY NOW????

Anyone pretending we didn't have a crash.

Don't make me dig up your post from 3 years ago.

> Yes, i know it sucks to be you and a housing bear the past 3 years.

Yes, it has been extremely painful to be proven right, and see things considerably cheaper than they were a few years ago.

The pain, the pain.

"And yet prices decline *again* last quarter. Manhattan median 24% below peak, 28% in real terms."

Really from my entry level? Spring of 2009? In my neighborhood? Show me?

SHOW ME NEW DEVELOPMENTS SELLING FOR 25% LESS THAN WHAT I PAID (565 psf).

"Yes, it has been extremely painful to be proven right, and see things considerably cheaper than they were a few years ago.

The pain, the pain."

Yada yada yada..

next thing you know, you'll be coming on these boards saying you bought a place in brooklyn because your calculator said so.

whatevers..

RENT at record highs in NYC.
If you don't own, then you are renting.

Yes, it sucks to be u.

Then again..

whatevers...

"What would have been worse? Buying in LIC on May 1, or buying stocks on May 1 as swe suggested?"

That's easy.
stocks.

Then again, i did suggest to sell all equities 3 months ago.

Well, i'm done educating the little bears that are left here.

See you guys in a few months when prices of housing in LIC are going for over 1,000 psf...

SME must think if he makes a false statement enough times, people will just think it is correct.

" (6) air, auto, and train transportation, "

With regards to funding these things through taxes and then "benefiting", one of these things is not like the others.
