refi rates for coops

Hi - Has anyone refi'd a coop lately? can you give me a broad range of the rates you saw? I understand that quotes vary based on circumstance. My mortgage is not jumbo fwiw, but am still curious to any insight. Thanks!

3 - 4%, depending on mortgage length/type.

The gap between the 30 year rates and everything else has not been as wide as it historically -- at least for the rates that I was quoted. E.g., I was able to get a 3.875% 30-year fixed with a lender who was offering 3.5% on a 15-year and also 3.5% on a 10-year I/O.

The mortgage I'm refinancing out of was a 15-year because, at the time, there was a 0.85% spread between the 15 and 30.

The rates are going to be specific to loan to value (mortgage/appraised value) and credit score. More info would make this easier to answer.

Refis rates for co-ops are pretty much identical as for homes, the major difference is not every bank finances co-ops. Rates will depend on fixed versus ARM, amortization period, and LTV. Anywhere from 3.0% for a 5/1 ARM to 3.8% for a 30-year fixed for conforming loans with at least 20% equity.
