Calling all condo board gurus

does anyone know whether the condo board waiver, when it comes after 20 or 30 days, or whenever, is time restricted. i,e, can the parties take several months to close. no mortgage, no known reason. is the waiver valid forever? or will it time out. Large condo management company. Those are all the details that are relevant. Seller won't set a closing date. Apartment vacant.
