Manhattan Condo Market Index
"Rents in several Brooklyn neighborhoods have increased so much that some residents are making the reverse move to Manhattan in search of lower prices."
the dump I can take, but not the hipsters lol
didn't read the article but that has to be the dumbest graph ever..
why woulld they compare all BK units to specifically NON-DOORMAN Manhatta apts?? comparing apples to coca
"why woulld they compare all BK units to specifically NON-DOORMAN Manhatta apts?? comparing apples to coca"
That advertising "executive's" studio in Williamsburg was also likely a non-doorman building.
What a terrible piece of journalism. While rents in Williamsburg are nuts, the mean for a studio is certainly NOT $2,700.
The writer was citing rents for Williamsburg.
This can't be representative of the real Williamsburg(h) rental market, but these prices are beyond surreal.
ar, more representative of rents for newer buildings west of Bedford on the northside if anything. I've seen a lot of landlords who don't meet all those criteria try to price up accordingly (and sometimes succeed), but you can definitely find cheaper rents if you look. They're still up there, but not quite as loopy.
Problems I have with the article:
- Williamsburg is the focus when it comes to talking monthly rents. But there are MANY other BK areas that are simply not $2,700 for what that guy is getting. Williamsburg is overpriced, we all know that.
- They casually mention the size differential. This is a BIG deal. Brooklyn apartments are simply bigger. If they cost slightly more for more room in a prime neighborhood like BK Heights or (as some people claim) Williamsburg, then there is a give and take that cancels out somewhat.
- Walkups makee a big difference. There are many of those in Manhattan if you need a cheaper place. No thanks, I'd rather have an elevator and pay for it in Brooklyn.
from the same source..
Tribeca (non-doorman) studios - $4,150
Soho (non-doorman) studios - $2,499
wonder why these were left out??
if your throw in manhattan doorman units, means go up quite a bit for every single 'nabe on the island save Tribeca..
again from the same source, which the author felt the need to leave out...
Manhattan June 2012 Studio Mean (Doorman) - $2,691
Manhattan June 2012 Studio Mean (Non-Doorman) - $2,260
Brooklyn June 2012 Studio Mean - $1,832
someone's getting sick of the hipsters in his 'hood
Yes useless article. Basically took rents for a studio at the Edge and called it Brooklyn.
Comparable place in a desirable neighbourhood in Manhattan (say Chelsea) is still going to be 50% than somewhere in Williamsburg.
I just feel bad for those people who had to move to the Upper East Side.
Don't feel bad. According to the article, they have a taco place now.
The Upper East Side is better than Brooklyn
Fairway, given such precision one must query whether you are in fact the author of the article?
