When I see a property like this I have to ask the question, is it the broker or the seller that's destroying any chance of a sale?

Show of hands...whose head hurts?
i think best we hear from brooksie on this apparent death-spiral--
for whatever reason midtown east, sutton/beekman pl, and east of lexington up all the way through yorkville, are doggin hard--2nd ave subway constr is a problem as is the coming garbage facility, but i would never have guessed the extent of underperformance that has plagued this zone of the city.
What does it mean when a grown man frequently uses diminutive names for other people such as "Brooksie", "Troosh", and "my slurping troll bj", as well as terms like "doggin hard"?
Hard to say who is driving this train wreck. It's a second floor combo in a postwar building. The monthlies seem high for approx 1,000 sq ft.
