Looking to purchase a fixer-upper, and found one with lots of potential, but needs lots of help. I'd appreciate any thoughts on what this might cost, and how long it would take. Only licensed contractors - in case that makes a difference:

- refinishing hard wood floors - parquet about 800 sq feet (might need a little more than just sanding in some areas)
- gut renovating kitchen (~15x7) (hard wood floors are in the kitchen, as well, need new appliances) and 2 small bathrooms (plumbing to stay as is - but new tiles, tub/shower, toilet, sink, etc.)
- redoing electrical wiring in the whole apartment
- adding in a closet (in an existing nook)
- boxing hot water pipes in 3 rooms
- scraping walls and painting

Hoping to do this on the lower-end -- cots-wise -- but I only want to do this once, so I don't want to skimp on quality of work.
