My husband and I are hoping to sign a contract on a coop shortly. Does anyone have a for a reputable person to measure the apartment for us, including all the hard to measure spaces like closets? When we did our own measurements they seemed off from the listed amount by about 200 sq ft.
It isn't going to affect our decision to purchase the apartment, but it may be a concern in our contract negotiations and could affect the bank appraisal.
nowadays, most condos listing in the range of 600~ sqft normally are just 400~ sqft.

We've had 3 bank appraisals done on the same apt (purchase + 2 refis) by 3 different appraisers using laser measuring devices (the kind where you point at a wall and it beeps). Each measurement was within 50 sf of the others, and each was about 300 sf higher than the measurement we got from adding up room sizes.

i would never use laser measure, they are grossly inaccurate when an apartment has furniture. should use a roll wheel measure. you measure an apartment from one outside wall to the other, you can't combine room sizes, including closets, and get to the apartment sq footage. livable square footage is another story.
