Time will tell. I saw 12A in 2009. It was an 'estate'. Kitchen and baths were mandatory. Floors just needed refinishing. I suspect there is $400-550k in renovation in this one. A lines in the building (without the 3rd BR) seem to be 1.7 - 2mm. And plenty of recent transactions to support that pricing.
$3.1 seems a tad steep for this, considering there's nothing earthshaking about the features, as far as I can tell.
Couple of minuses to note--bathrooms are only accessible through bedrooms. Meaning, if you're using all three chambers as bedrooms (for kids, for example) guests would have to tromp through private spaces to get to the toidy. Also, there's no closet in one of the bedrooms, making it more of a 'study' than a bedroom.

bramstar, I like the addition of the 3rd bath but would have made it the 'public' bath and kept the old one 'jack and jill' as it was prior.

Adding a closet isn't so difficult but can look awkward. It is a great space however. That LR+DR is enormous.
