Does anyone know the ball park cost per square foot for floor staining? I'm being quoted at about $4 psf for complete floor sand and refinish with 1 coat sealer + 3 coats of water borne finish. Is that a fair estimate? They are charging more for the stairs and landing since it's a duplex.
Take that price. However, we don't know who gave you that price (someone you were referred too?, good reputation?), the condition of the existing floor, location of apartment, size of apartment. These all play a part in price.

These are the prices JC Martin & Sons (Carlos Wood Floors) have charged me for my brownstone rental apartments...they only use Bona™ Traffic (water based finish) which is a high end product which is a huge plus in my book...hope this helps.
Parquet floors with Stain - sanding + staining + 3 coats of Bona™ Traffic (water based finish) - $3.45/sq ft
Regular wood floors with Stain - sanding + sealer + 3 coats of Bona™ Traffic (water based finish) - $3.25/sq ft

hey there- I used Verazzano flooring, and it came out about that price. they did a phenomenal job, and the customer service was outstanding (never seen such professional people).

Those are NYC prices, which I assume is where you are. In NJ, I pay $2.25 sf for red oak select and $1.50 sf for installation, sanding, stain, and poly. May seem low, but that is going rate for 'non-retail' customers
Where did you buy red oak select for $2.25? How many square feet did they install for $1.50 sq ft?
Lumber Liquidators has cheap red oak. Most places will match prices - trick is to pick up yourself.
$2.29 for over 1000 sqft.
I am going to go there later this week to see what their select looks like. I have a feeling it will be less superior then the select grades I usual see but I hope it is the same, that would be great
Efloors has similar pricing, free shipping. I buy from Premier wood floors in Brooklyn, they match prices as well.
I just paid $4.50ish/sqft for rift and quarter sawn 5" red oak, select and better.
