Does anyone have any thoughts on this new development down in Tribeca? Seems like its been on the market for awhile.

there's a big hotel going up right next to it (on Canal St)....not good

i believe thats behind the building and would only effect the limited bedroom views.

yes, it is behind the building, and yes as far as views go it would only impact that one side.
however, the chaos and noise from the construction is a major deterrent. the hotel is just a hole in the ground now.
that means at least 1 more year (probably more) of uncomfortable living in your $3M penthouse (ouch).
AND - once the hotel is complete you can forget about having any privacy whatsoever on your "private" roof terrace
there's a reason why other penthouses this size in Tribeca sell for at least $1M more than this one...

YODA, i take it you are not a fan of the development. I am somewhat interested given the price, the size and whats offered in the unit. i am ok w/the area despite the fact that Canal st is half a block away. Also its in the PS 234 district which would be great for my kid. Still thinking about it tho...

jonny, by all means you should go see it for yourself (if you haven't already).
On paper, the place sounds great. But that's my point - why would something so great still be sitting on the market at what is initially an eye-catching price?
if you are not bothered by the proximity of certain elements and the relative lack of privacy (compared to other penthouses in the area), then this just might be for you. At this time, I know of no other penthouses of this size in Tribeca for $3M.
I hear you on the school district, and yes there are some nice building/apartment features.
But when I think about what would make one fork out the extra cash for a penthouse, serenity, peace, and quiet all come to mind.
And this is what will come to all future buyer's minds as well when you want to sell the place years down the road...
