there is a chase, a pharmacy, and a liquor store in there now... I'm not sure there is open space left... is the part to the left of the pharmacy retail?

nhyc10022, the HUGE ground-level space in the entire back of the bldg (past the parking garage entrance midway through) is visibly vacant, and there are for-rent signs prominently displayed.
Who is a Schmuck and why? If you're going to insult someone you might want to learn how to spell the word you're using to do it with.

Been living in this building for several years. Prospective buyers should ask re elevator status as one car has been under 'repair' on and off since building opened - this car can go down for several weeks at a time, making rush hour somewhat unpleasant. The internal AC/Heat units make too much noise and many thermostats are mounted on outside walls. As is often the case in buildings of this type, one can hear noise through the building's internal ventilation system (so you can keep your windows closed to the outside noise!). On the other hand, building staff is terrific, the gym is spacious, and you can't beat the convenience of onsite parking.

I'm going to shill for 85 Adams, the other condo tower in DUMBO, which I own/live in.
Elevators work fine.
Internal AC units are noisy here as well.
The soundproofing between units are excellent here. Don't hear a peep from neighbors, even crying infants.
Exterior soundproofing excellent as well, the Manhattan bridge and BQE are silent.
Great staff, gym and onsite parking as well.

No Sandy damage at 85 Adams. No flooding. Never lost power. Only inconvience was no Time Warner cable for 4 days. Building swayed in the wind, but thats what they are designed to do.
All the flooding was in in Zone A of DUMBO, which is immediately along the shore line. The rest of DUMBO was fine.

No Sandy damage at 100 Jay either. Unbelievable view of lower Manhattan going dark, though.
