I love Butterfield House. It's an absolute Village classic, and maybe one of the best Post War residential buildings in the area. Every time I'm in that building visiting friends it feels very serene and calming - you really feel like you're 'home.' Always wanted to own a unit there, it just never worked out. I would greatly prefer to live on the gorgeous 12th Street side, even though the building is less floors on that side as opposed to the 13th Street elevation. The 13th Street context is less inspiring.
Thanks malraux...the south tower is indeed lovely, but very small. the vast majority of the units are in the north tower. any thoughts on price?
No thoughts on 37 west 12th? Disappointing...
I dunno - 3F looks like a glistening, charming place to live in the Village for an asking of less than $1.7MM. The design problems with this unit are contiguous bedrooms, and bathrooms that seem to require updating.
Noooooo - don't do it! Butterfield House is certainly noteworthy, but stay true to your pre-war dreams. You can always appreciate it as you stroll down west 12th street on your way back to your classic six. South tower is definitely nicer. Anyone know where the hotel on West 13th street will be built?
not the easiest building to get into; 50% cash, somewhat strict board.

I like 6E the best - a real 3 bedroom. Some people might be bothered by the dining room but I personally like the flow - even though I love to cook, dinner parties are generally at night so the windows aren't that important to me, and it's got space for a big table. I love the library off the living room - it give some nice flexibility (if you were using all 3 bedrooms all of the time, you could get some glass doors on the "library" and double as a guest room when you needed it, otherwise leave open as library/office.
i like that unit a lot as well, kspeak. my concern is how "real" those 3 bedrooms really are. The dining foyer kind of works, but it's still a windowless carveout.
The bedrooms are all decent-sized -not huge but they get the job done. Great closet space except for the BR off the kitchen - but there is a natural space for a closet. I'm not sure what the right price is though ...
Am I wrong or are 7B and 3F owned by the same people? Also- can anyone explain is priced why 6 E is priced lower than 7B?

you are not wrong: 7B and 3F are owned by the same people.
6E is priced lower than 7B because 7B is a very rare apartment in absolutely perfect, just-renovated and never-lived-in condition. it is the top floor of the south tower with beautiful views over the west village, a fantastic balcony, and a beautiful sun room. 6B is significantly larger, but it has no view and is in worse condition. i'm not sure either apartment will sell at the current asking prices, but i would guess that 7B will eventually sell for more.
St Vincent hospital has a huge plan to tear down half that block of 12th and 13th -- that's why so many apartments are for sale there. Maybe the downturn will slow that construction plan, and the community has fought it, but it will happen. They're going to pull down the main hospital building and the crazy white-teeth building on the other side of 6th.
Trinity you are off mark. This is between 5th and 6th avenue. This is the gold coast. This is historic district. This isn't 7th avenue.
You can see the empty lot where the hotel on 13th is going to go up. It's just east of 60 West 13th Street.
are 3f & 3g combinable?
Is 3f available? That and 3G are combinable. it's been done.
