Does anyone have any info on this building? Is it dorm-like? There are about three units on the market right now. Thanks for any info.
Building is not "dorm-like" at all. Large windows are gorgeous--many with good views. I looked at couple of places there a year ago. Problem was the layouts. Upstairs bedrooms had silly low ceilings and stairs coming up in middle of room. If made into office and bedroom downstairs on entry level, then living area too small. Kitchens were also ridiculously small. Just too many compromises for me.
Nice building; great location. Floorplans are lacking and the "no pets policy" is outdated.
I would be really interested in this bldg but I have a dog.
kylewest is exactly right! I like this building and love the location. Some of the units I've seen have loft spaces in them but don't be fooled into thinking that adds to the sf.
Only issue is with the St. Ann's 28 story NYU dorm that just got built next door, so most of the apts on the rear lost their view as well as that side of the roof deck. If unit does not face that way or you don't care about seeing lots of 18 - 21 yr olds on your block starting in the fall then buy away.
Definitely not dorm like. A terrific building with a phenomenal building staff.
Do they seriously require an 80% down payment?
I go to that neighborhood a lot because they have some great Japanese pastry shops and hair salons (which, by the way, are among the best things about living in NYC). So I have seen the progress of this bldg. all along.
The bldg. is very nice, but it is sort of out of place in that immediate neighborhood--it certainly isn't typical of the immediate area... The area attracts young hip kids. Demographically, it is an even mix of young professionals, Section 8 housing residents/families, and NYU/New School students--oh, plus the goths and teenagers, but I don't think they live there.
Either way, the bldg. seems very nice, and if you like the young energy, the pricing seems attractive enough @ $1k-ish/SF (I'd probably offer more like $800/SF).
Building is great and there a a good number of combo units with incredible views and floorplans. Non combo units are always limited to 1 bathroom so that is a major negetive. Otherwise, building is great, staff is great and roof deck is a real plus.
what views? most i've seen just look across the street....
nyc10022 - try taking your head out of your ass. It makes the views much easier to see.
nyc10022 is right until you get to the 7th or 8th floor (?) and clear the building on the other side of the ave.
Saw an apartment there with a client about nine months back - LOVED the windows, that give the apartment that genuine "loft" feel. The sleep loft was also a nice plus. As mentioned previously, tiny kitchen.
The lobby was spartan, perhaps not truly unexpected. Was a bit surprised that the Board - according to the listing agent - was tougher than I would have expected.
Thanks to all of you for your constructive comments. I guess all said, it's worth a look. Perhaps there is a way to add some space to the kitchen, which I can determine by making the visit.

As long as it's priced as a studio with a "plus," and not a 1br, which is often claimed. These studio + sleep-loft layouts strike me as total bachelor pads, and I would expect the bachelor pad market to be particularly battered by the wipeout on Wall St.
A little color from the open houses I went to today, I saw four units in this building. Quite a bit of traffic, but probably due to the price point, particularly #7H. The sleep lofts are quite cozy, the ceilings are about 5'8'' and there are beams at points which make it even lower. It would be hard to call that a "bedroom."
An interesting conversation I heard on the 6th floor after looking at #6D, two neighbors ran into each other and were commenting on how surprised they were that #6D was on the market. They both said to each other they were trying to bring their units to market as well but this complicated matters. When asked what his timeline was by his neighbor, he replied "As soon as I can sell it."
Hi, I'm an owner in the building and will be listing my 1BR (lofted and renovated) shortly. I was wondering if any serious prospective buyers here want a preview before it goes to a broker (no solicitations please, I already have a shortlist).
Also, as an owner (and obviously biased party), I have to say that it's a great building. The staff and board are responsive and excellent. The light is amazing and I think it's rare to have central air in a prewar loft in this location.
