Just as a matter of curiousity, what do folks who are knowledgeable about Greenwich Village condos think this place should be priced at? Currently at 4.75 M . . .

I think since agents represent the seller, it's probably not worth my license to quote what "should" be the clearance price on someone else's listing. I can tell you that 7F is selling, so you might want to monitor the close of that to pull a good comp . . .

Ali-- thanks for the info, once again. Didn't the guitarist for Coldplay just close on 6C in this building (larger, 2107 sqft) for $3.4 million? Will be interesting to see how much 7F (smaller) sold for below $3.5 million . . . if it did, that is

I am the listing broker for 7F and sold 6C, 3H and 6F in past 9 months.
Princetonbabe you should look at comps also at 62 Cooper Sq., 285 Lafayette etc. This gives you an idea what 3BR in similar buildings and area go for. Look at closed deals or currently in contract. I can answer some questions via email...
I am sure you will get very good feedback from others on this board as well.

Still at $1500 psf which now seems way too high in this market where lofts are showing up at $1000 psf or lower.
