"The first closing on famed architect Shigeru Ban's Metal Shutter Houses at 524 West 19th Street between 10th and 11th avenues has posted, but it may be too soon to celebrate. Curbed reports that the buyer listed is Dean Maltz, purportedly the same Dean Maltz who works as a partner at the architect's U.S. division. Additionally, Maltz saw the price of his new, four-bedroom, four-bathroom, 2,754-square-foot home knocked down to $3.42 million, a full 24 percent below the unit's asking price. While Maltz reportedly closed on the apartment in late October, it remains to be seen if any other units have been snatched up since then."

I agree Ubottom.
While Chelsea is not my primary choice, there are so many new developments and some really nice that realistic reductions in pricing may entice me to come over.
So many properties along the highline just completing,a real wealth of condo shadow inventory in limbo.

shutters seems like an awesome place---when my time comes, I hope the psf has come down to more palatable levels--this and the bldg where you park in your lr seem very cool--like the hood too

Condo declaration is in as of 9/23/09.
Let's see if the closings follow. i'm sure it will depend on how tight the contracts are.
At $2000 per sq ft, I shudder to think everyone in contract will shut her.

Gaymafia, I would contact the developer. There may be someone who is looking to get out of their contract and then you can get into the building. I agree that west chelsea is a hot new hood.

By "fringes", I think he means away from crappy mom & pop stores, away from crowds, far from public transportation (gross) and an unimaginative typical NY ugly banal white box you measure by ppsf.

I don't think the buyers of sophisticated masterpieces like metal shutter houses give a shit about PPSF. The spaces, finishes, layout, the retracting walls are all very beautiful and above 99.99% of NYC spaces.

I've just noticed most of the good new buildings are in the fringes.
