yeah this is actually for PHC and PHD and owned by the broker who is selling apts for the building.
I looked at PHA. Square footage was substancially less than advertised, and in particular the outdoor space was unclear where it's private space and where it is public space. a difference between 400 sq ft and 1000 sq ft.
The apts are dressed nice but you get the impression they will wear quickly.
Apts seem to be closing at 1000 per sq ft but I don't trust any info on this brokers properties.
Anyway 1000 per ft a far cry from asking price.

I was wondering in awe myself at how they arrived at $6800 sq ft.

I guess they're including the terrace upstairs, elevators, stairs, and halls

My vote for bad combo of the day.

Buy 2 PH apts for a total of $3.455 million in 2008. Combine them badly. (Has anyone ever seen a master bath with tub and shower in the living room before when the real master bath is missing a tub?)

List it at 6800sf.

Price this weird layout at more than double what you paid, $8 million.

But what, there's more: The floorplans don't match up, looks like this is not a PH A and B combo but actually C and D. So SF is 2,501 per the Oculus web site. And the listing broker was the buyer for $3.8 million.

Not only is the price outlandish, but turning 2501 sf into 6800 is above and beyond belief.
