      <description>&lt;p&gt;If you are truly above market, you should do that. Some people do chase the concession, but the vast majority do not. Moving is an incredible hassle. If I was an owner, I would draw a line in the sand. The market is strong. If they give a concession to you, they would need to give it to all renewing tenants. In my opinion, that would be a dumb business decision in this enviroment. Just my 2 cents.&lt;/p&gt;</description>

And they are left with a vacant apartment.  I understand that the rental market is hot.  But there are tons of empty apartments in the luxe, and a few in green.       <description>&lt;p&gt;Let us know what happens as I live here also (I opted for a 2 year lease, so my renewal isn't coming up for awhile).  Not surprising they tried to raise your rent (I would never expect them to give you months free again).  I would try and negotiate with them and present facts to them about how you know they are renting available apartments for less and you can move out and then move back in.  The management seems fairly responsive and rational - they might reduce the rent if you say you will move out.&lt;/p&gt;

The free month you got upfront should have been viewed as an allowance for new furniture or moving expenses...one time only.       <description>&lt;p&gt;i have a 2 bedroom/2 bathroom in the solaire available feb 1 SIGNIFICANTLY BELOW MARKET RATES.  it is a lease transfer due to the fact that i am relocating. i rented during the &quot;rental recession&quot;, currently pay $5200. i think the location of this building is far superior, on the water and tear drop park.  liberty green faces north end ave (yuck) and the ball field and goldman sachs building, which i can only imagine poses a significant problem trying to sleep at night with all the lights.  this is a lease transfer so that means that you'd pay $5200 (i'm willing to negotiate as well) feb til beginning of june and then you would have the option to re-sign at the insiders rate (normal price bump for a unit).  leasing office told me that they would probably put it on the market for $5900 if my lease was up.  it's a green building, nice amenities, w/d in unit. &lt;p&gt;The building is gorgeous and love the amenities (although you would think they could build a bigger roofdeck...don't understand why it's so small).&lt;/p&gt;

&lt;p&gt;The building is new so you can definitely see they are disorganized and still trying to figure out how to run the building.  I am sure they'll work out the kinks soon.&lt;/p&gt;

&lt;p&gt;I was surprised to see we pay the management company directly for electric.  Wondering if any of the tenants cared to comment on their electric bill and if it seemed reasonable for a &quot;green&quot; building.&lt;/p&gt;</description>

      <description>&lt;p&gt;yep all moved in in the A line - cost me $1k to go across the street but i guess that's what i get for living on this island!  everything is great - it's a really nice building and all the little details grow on you.  it's a much much better building than TG (obviously brand new vs 6 years old) so we are very happy to have picked this place.  My guess is probably 40% to 50% occupied now and they're still trying hard to sign the remainder but interest has definitely died down from say a month and a half ago.  see you on the terrace sometime - they added the propane lines this past weekend so all set to grilllllllz.  Good luck with your move in and hope you enjoy!&lt;/p&gt;

      <description>&lt;p&gt;interesting you rented at TG instead. i did the exact opposite, leaving TG for LG.  i'm curious to know which line you're getting - presuming 1bed at LG is 4300 x 12/13 = call it 3950 and you're saving 400 a month, that means you're getting a 1bed at TG for 3500?  there are a lot more diff 1bed lines at TG - i used to live in the B line with a wic etc. but didn't think you can get it down to 3500 these days.  my new one bed at LG faces east and signed for 4550 but it's the largest 1bed (can't fit all my junk in the 850 sqft ones).  good luck at tg - was a good building to us for the past 4 years but frankly they raised our 2bed by 15% and left me no choice but to move.  feels to me like related has a lot of trouble now leasing out the 2beds and larger at TG and tribeca park due to LG.&lt;/p&gt;</description>

      <description>&lt;p&gt;batmann - I don't think Gehry is a valid comparission due to Gehry's location - which is pretty far from BPC and in my view, a real negative.  That said, I decided not to rent at Lib Green.  Got a better deal on a 1 bedroom at Tribeca Green right accross the street.  I think that's a better comparisson.  At TG, more living area space, much better closets and significantly less rent, (even factoring in Lib Green's month free I am saving over 400 a month).  Also, TG lets you charge rent to get points and that equates to a nice trip every year.  True I don't get Lib Green's newness, great bathroom or high end kitchen, but Tribeca Green's are nice enough and I'd rather have the extra money every month.  Those finishes are tempting, but it's just a rental, not a purchase, so it didn't seem worth it to me.  Best wishes to those who go for it and rent here and I guess going through a broker will get you some &quot;concession&quot; (comment re amenities above).      &lt;/p&gt;</description>

      <description>&lt;p&gt;jdfazio - the 1 bedrooms do start at 3985 but that is for the smaller floor plan on the lowest floor facing west, overlooking NEnd Ave (building accross the street).  They go up about 50 a floor and those on the E facing side start at 100ish more.  There are just 2 one bedroom floorplans and they very similar to each other.  One is a bit larger and that is what is one on their website.  A decent amount of sq footage is taken up by the bathrooms and kitchen so the living areas are not as big as you'd expect for the total sq ft. I don't think the prices have been &quot;changing daily&quot; as another poster said. You are looking at about 43-4500ish for the larger 1 bdrm plan on a floor above 10 facing east.     &lt;/p&gt;</description>

      <description>&lt;p&gt;Hi:  just signed a lease at Liberty Green, it's expensive, but so is the Gehry, and transportation while slightly closer at the Gehry does not make up for the neighborhood near Civic Center.  I'll take the amenities at Liberty Green (which my broker paid for for me) and the reality that the rent is stabilized.  All in all Liberty Green is a great building, near Tribeca, BPC, and is only a couple of blocks from 1/2/3 trains.    I found the space at Liberty Green better laid out than the Gehry, the finishes are MUCH nicer, and the area is calm and less chaotic.  I'm excited to move there.&lt;/p&gt;</description>

So it sounds like you've got a certain fixed liability on the short horizon, so what choice do you have in where you can keep it?  You're forced to park it in cash or something short-term.  Now give yourself some flexibility (e.g., I will only buy if X), then you can put the money at risk.  If not, put it in cash and someone else will take the risk on it.

      <description>&lt;p&gt;we just sold our 1 bedroom, and i did not want to rush into buying.  the next apartment will be for the long term.  no sense in buying a 2 bedroom when in a year or two i might need a 3.  so i figure i will rent, and at the same time look around.  as soon as i find a 3 bedroom that i like and can afford, i will buy.   also, we are not sure if we want to stay in manhattan or move to brooklyn.  we will give battery park a shot and see how that goes.  &lt;/p&gt;

      <description>&lt;p&gt;Because recent history shows that rents never go down. Rents could go either way in 12 months given all the economic uncertainties. Add to that the fact that this is a new building and while they might be able to hold firm on rental prices now, they may not be in the same position as the rest of their inventory comes on line.&lt;/p&gt;

&lt;p&gt;@ekartash: That said, the two year lease gives you some security, which is nice especially for new families, which I think is your position. Good luck in any event. I'll be curious to see how you like it.&lt;/p&gt;

      <description>&lt;p&gt;Take the 2 year lease if you aren't planning on moving.  Rents aren't dropping in just 12-13 months from now.  Not materially and certainly not for a tenant who has moved in and they can bet won't be moving out and dealing with the hassle just to save a few percent or a couple hundred per month.&lt;/p&gt;</description>

      <description>&lt;p&gt;i think we are going to sign here as well.  2 bedroom.  as previously stated they are no moving an inch on the rent.  only thing we can decide is whether to go for 1 or 2 year lease.  we get an extra month on the 2 year.  but if prices (big if) were to drop, we can not renegotiate.  &lt;/p&gt;

&lt;p&gt;rents are similar to other buildings in the area (if you account for the free months), but with better finishes.  the views east are pretty nice.  &lt;/p&gt;
