      <description>&lt;p&gt;Your list is overly extensive. Perhaps for a new development it would make sense but most of the items you've mentioned are unnecessary in a co-op resale. &lt;/p&gt;

&lt;p&gt;Assume you're going to have to fix a lot of things. Assume you may even have to upgrade the electric. Assume you'll likely need/want to replace appliances. You may even need to replace windows. Unless you specifically negotiated a repair into your contract (say, new windows, or somesuch) there's not much you can do now. &lt;/p&gt;</description>

      <description>&lt;p&gt;a usual NYC RE contract will say that all appliances will be in working order at time of closing. All else is pretty much as is. When you signed the contract you signed that you inspected the unit, fixtures, etc etc and agreed to accept all that 'as is' subject to normal wear and tear from contract signing until closing. &lt;/p&gt;</description>

&lt;br /&gt;To me, the main purpose of the walkthrough is to make certain the unit is vacant. But that's me.&lt;/p&gt;

&lt;p&gt;You should have checked fixtures before you made an offer.&lt;/p&gt;

&lt;p&gt;WHAT will you do if you find something that is unsatisfactory?
&lt;br /&gt;What if seller is willing to scuttle the deal because you think the floor squeaks?&lt;/p&gt;</description>

      <description>&lt;p&gt;Hello everyone, &lt;/p&gt;

&lt;p&gt;I just wondering what you all thought of this, and see if I'm missing anything. I don't plan on hiring an inspector/contractor, as too many people have said it's just a waste of money in this situation. The situation is, a 1br coop on the upper east side of Manhattan, very good condition, prewar (1937), kitchen and bathroom need renovation. &lt;/p&gt;

&lt;p&gt;-open and close all doors, cabinets, entryways, etc. Check hinges and connections.
&lt;br /&gt;-turn on and off all lights, wall switches.
&lt;br /&gt;-test fire and carbon monoxide detectors.
&lt;br /&gt;-turn on and off all appliances, machines, electric and electronic items.
&lt;br /&gt;-walk over and inspect (feel) all parts of the hardwood floors, check for weak spots, sunken areas, soft spots.
&lt;br /&gt;-check baseboards and moldings. 
&lt;br /&gt;-inspect walls, check to see how solid they seem and listen for any odd sounds when they are knocked on.
&lt;br /&gt;-check all locks, see that they are all working properly.
&lt;br /&gt;-check electrical panel/circuit breaker, see if it's clean, properly maintained, etc.
&lt;br /&gt;-check all faucets, toilet, shower head and any related exposed pipes, anything with running water.-turn on and all all sources of water, check pressure and to see the water that comes out of it (that it's clear and not terribly rusty, etc.).
&lt;br /&gt;-test all electrical sockets. Test all exposed electrical wires.
&lt;br /&gt;-look at all walls, ceilings and floors for anything that would indicate water or excessive moisture damage.
&lt;br /&gt;-check all floors, walls and ceilings to see if they are relatively flat, level, plumb, and appropriately finished.
&lt;br /&gt;-open and close all windows, check glass, window frame and sills for any gaps, cracks, unevenness.
&lt;br /&gt;-check for high voltage outlets where necessary/desired (next to air conditioner, fridge, etc.).
&lt;br /&gt;-check in cabinets, corners, closets, bins, shelves, nooks, etc, for any type of droppinga or leavings of any kind, or residue of any sort of vermin.
&lt;br /&gt;-check gas and water lines for stove and dishwasher.
&lt;br /&gt;-see if there are any odd smells or anything that feels funny in the apartment or hallways. &lt;/p&gt;

&lt;p&gt;Anything I missed? Also, if i do find something unsatisfactory, what is the best method to address it?&lt;/p&gt;
