Because my understanding was they had to sew up the deal in a week or so. What I mean by flexible is this: you make multiple offers on multiple apts. Sit and wait to see if any come back. This process could take 2 months.

In any case, all of the apts had asks 20% above what this couple (do they know about SE?) wanted to pay. There isn't that much right now (from individual owners) with the specific postwar, doorman close to elevatored subway (that knocks out 72-96) requirements.

2) all the comps nada provided are available now. where is the requirement to be super-flexible with deal-finding? And SE isn't exactly a secret hiding place for available apts? And there's always NY Bits too?

As nyc10023 pointed out, sometimes time frame/life circumstances precludes being super flexible with move date and finding the "deal". As in, living out of town, graduating from B school end of May, going to Ethiopia in June to do course work for a PHD and having a baby in August.

The desire to believe is so large that RS authoritatively parrots the terminology in 140 RSD when even the simplest of fact-checks would have revealed the proclamation as complete nonsense. And you gotta wonder about the underlying character of a person who cannot acknowledge "Oops, my bad." Qualify it if you like, whatever, with "but I think this place is an anomaly" and maybe even back that up with -- heaven forbid -- evidence from other buildings, but to just ignore?

Challenging indeed. Of the 12 SE listings for 1BR/2BA in the UWS, only one of them is above $5K. I tell people that 90% of the apts listed are overpriced crap that just sits for months, and that only 10% are worth looking at. It seems ph41's relative misunderstood the meaning of the best 10%.

Given the talk ive read of recent here, i was expecting a donkey pill! My 3br/3ba (no DR, i'll concede)has been under market anyway, so I figured i was due, and was prepared to sign and pay. The 50$ increase for two years shocked me. But my LL has holdings all over the city and must have a sense of what is needed to keep building rented up with little turnover. And they know my financial capabilities are well in excess of those required to rent this apt.

ph41, what do you think causes people like your nephew & niece to go for such crappy places? Is it that they think their setup is about as good as it gets, or is it that they do not care?

I gotta imagine that 45C at 200 RSB (the $5900 w/ 1 free month that had the $1.75M comp 5 floors below, 1325 sq ft, river & distant-park views) is in the ballpark of what they are looking for. A more remote location, sure, but arguably better in most other ways than that ugly stretch of Amsterdam with fire truck sirens from the nearby station. Assuming the Tower 67 apt is a generic 900 sq ft junior 4, the 200 RSB place is at least 50% more apt and perhaps upwards of 100% more apt for just a little more.

My question is this: if shown that 45C apt, what do you think their reaction would be vis-a-vis to what they are looking to take at Tower 67?

I am paying 40% more to rent over the 6 FL studio I sold last year. The brand new studio is on 40th Fl overseeing the rivers, with washer/dryer, gourmet kitchen and spa bath. In addition, the door man building has a well maintained gym, top floor lounge for dinner parties and sun deck. Although I'm paying more on rental, these are the amenities I can never afford from a comparable new condo purchase. Bottom line is I'm paying a lot to rent, but in terms of value, the splurge may still be worth it, for now.

NYC10023 - the positive is that the apartment, though a junior 4, has 2 full bathrooms. And last summer, she did schlep on the elevator.

I still can't believe the whole thing, including the price of the apartment.

A lot of it was driven by their having spent last summer one block away in a fabulous apartment at a ridiculously low rental. Set the bar too high when it came time to relocate permanently.

From what I've seen, the nice rentals are getting (bigger) increases, especially if it's a managment company like Glenwood or Equity Residentials. I know it's not true for every situation. You're best off renting from a coop or condo owner who is only a landlord of that one property. Or if your unit isn't as desirable to begin with (low floor, no views, small, etc.) those are more negotiable.

I actually avoided a significant rent increase by buying recently. My landlord rented it out for 20% more than what I was paying. It was a large Junior 4 with all updated appliances and sweeping city and river views in a luxury building. Not that I'm saying buying is better, that was just my experience!
