&lt;p&gt;In this particular instance, for those that are math challenged (most &quot;no fee&quot; clients are), assuming a 15% commission on 888 8th ave, the effective rent on a 12 month lease is $2870 per month vs $3250 per month, so coming out to be $380 per month less expensive to avoid a fee.  &lt;/p&gt;

&lt;p&gt;What happens at renewal?  Which apartment stays tenable longer.  Of course, we've not seen these units (or you monkeys haven't) but I have.  There very very similar.&lt;/p&gt;

&lt;p&gt;So which makes more sense?  &lt;/p&gt;

&lt;p&gt;Because it works out fabulously well for them.  They don't have to deal with the idiots (ie potential renters), they don't have to spend money on marketing, the get maximum exposure and can focus on running buildings.  But you are a dumb narrow minded fool with no business training, so of course only see the consumer side of it.  Keep overpaying and thinking you are smart.&lt;/p&gt;</description>
