Here is an apartment we actually considered:

http://www.streeteasy.com/nyc/sale/194301-coop-300-riverside-drive-manhattan-valley-new-york

and here:

http://www.ardorny.com/propertysearch/sales_search_details.asp?id=844448

but it had been utterly destroyed by the "renovated" open kitchen. I didn't feel like spending $50k to put it back the way it should have been. If you look at the pictures on the Ardor website, you will notice that the stovetop is in the middle of the apartment, with no hood over it! Ridiculous.

I wish people would stop opening up the kitchens to the living rooms, thereby destroying both spaces. Why do people put in those stupid counters that force them to sit lined up like they are in some diner, such that they can't look at each other when they're eating a meal?

Kitchens are messy places and are better left closed, so that people do not have to see all of the dirty pots and pens that go into making a meal. This is to say nothing of the grease that can float from your open kitchen over your nice furniture in the living room.

Maybe these open kitchens work in California but I think they are a nightmare in small New York apartments. We have rejected quite a few apartments just because of their beautifully renovated open kitchens. Beautiful and useless. I suppose these kitchens are for people who cannot cook. My wife cooks ever night and hates these open kitchens.

Joedavis,

Not to belabor the point, but if you re-did the kitchen at 600 111, it can be smashing. i sold the same unit there on the second floor and they had opened the kitchen up entirely, It was spectacular. Here's the link--it shows what the kitchen can look like:

http://www.realestate-websites.com/websites/randrealtyny/listings.cfm?ListingID=85274&ListingSource=RPL.

PS, the apt itself is not noisy--it's far enough removed from Broadway. Plus it gets nice light all day.

you think 111th is a better apartment than 755? i don't see that at all. 755 had a much more pleasant feeling to me, better layout, obviously much much better location, nicer views. i'm surprised.

have seen this and 600 w 111th. This one is considerable more attractive than 111th, but is doll house like and has no views or other redeeeming features.
W 111th has a pullman drawer like kitchen - you would need to redo that at a min and baths also need updating. I don't expect it to sell for much over $1 million -- may go like 755 West End -- it is a better apt than that one but at a noisier location on Broadway.
Both these fell into my 3/2 1.249 price range and merited serious consideration.
Finally decided neither on was worth it for above $850-900k or so.
Agree with nshipley that 111th would be the better choice of the 2.

I saw this apt- it's OK. Not in great shape and the rooms are pretty small. Definitely not mint condition - would need about $150K in work to make it mint. Also - the maintenance is high considering that there is NO doorman. There are full service buildings in the area with lower maintenance.

Ok,
My wife says there is no such thing as a Parisian 6, so that is one data point. Paris is Paris, New York is New York, never the twain shall meet. I hate it when people try to tell you that you have a New York apartment that is like a Parisian apartment.

Woody Allen said that when he was in Paris, he missed New York, and when he was in New York, he missed Paris.

Squid,

If this is on your watch list, why not look at 600 w 111? It's a better building (full service, roof deck etc), low maintenance, and the apt (14C) is 1475 sf....(I have a post about it on my blog if you're interested at nychousewhisperer.blogspot.com).

I had a listing in 360 RSD...the building originally had 2 big apts in the front, and they all got chopped up many years ago. Pieces of them have been put back together, but nothing is a "classic" anything. It has a live-in super and it's well maintained, but there are lawsuits up the wazoo among the board. For years.

It's a join, no? C/D? That would explain the high maintenance. I would say that you're duplicating your costs.

I wonder if there is any such thing as a Parisian 6. I will ask my wife, she has lived in Paris.

I've kept this on my watch list for several months now, though haven't bothered to go see it in person. It's not a bad layout, albeit rooms are a tad small. But it does suck that the only view to speak of is out the kitchen window--if this were positioned differently (ie: had river views from living spaces) it would have far more appeal, IMO.

Still, though--might be worth doing a look-see, esp if the ask falls even further.

I'm not sure it's overpriced, but it's hard to tell. It looks like a pretty nice place with good layout, though no park views. The Morningside area is much prettier than prime UWS on riverside and the 2K maint is not too horrible. Hmmm...has anyone seen it?

What a bummer for the owner to watch that price keep dropping (I am not being sarcastic). The $2k maintenance seems high. It looks like a really nice apartment, and on a nice stretch of RSD.

So how is a Parisian 6 different from a Classic 6? I agree that it is still overpriced b/c you can rent a classic 6 in prime UWS for about 6k. The carrying costs for this is about 7.5k/month and not exactly prime UWS. It is close to Columbia though and maybe of interest to faculty.
