Was going through some closing data today and ran across two which were fairly surprising to me (maybe I'm just a fool).
150 Columbus Ave. Nice views of Lincoln Center but $4k in mtc and $2,000/sq ft?
325 WEA- 9C 1,800 sq ft classic 6. Not yet closed but in contract w/an ask of $2.8mm
This market is white hot.
As much as I liked 325 WEA apartment, it needed everything and there was no way to expand the tiny, divided master bath. Considering the likely cost and hassle of renovating, $2.3-2.5MM seemed more reasonable; but it went fast, and I don't think they had to come very far off the asking price.
