But even though this adorable single-family home at 92 Winthrop St. in Prospect Lefferts Gardens is asking $1,349,000, we couldn’t say no. Is it a bargain-basement steal? Perhaps not. But it offers a fantastic location in Brooklyn, a sweet look and feel, a ton of space, and some unheard-of (in NYC) amenities that we think make it an excellent value despite the seven-figure asking price.
Before you let that price tag scare you away, remember that you are getting a whole house for it. This three-story home spans nearly 3,500 square feet, coming to an incredibly low price per square foot of $386. That’s far from the neighborhood median of $688. Monthly taxes are also just $492.
If the price still seems high, consider other comparable options in Prospect Lefferts Gardens. There’s a lovely 5-bedroom single-family a couple of blocks over asking a serious $3.98 million, a ramshackle 4-bedroom townhouse just a block up asking an even $2 million, and a nice, 4-bedroom single-family around the corner asking $1.75 million. How does that $1,349,000 asking figure sit with you now?
Buyers who put down a 20 percent down payment of $269,800 will be on the hook for estimated monthly payments of $5,909. Which sounds like a lot — but remember that it’s for 6 bedrooms and three floors, plus a finished basement. And that’s all just the tip of the iceberg.
Take a scroll through these images and the charm of 92 Winthrop St. should become quickly apparent. That cheery red clapboard facade knocks just about every other townhouse under $2 million in the city out of the ballgame when it comes to curb appeal and rarity. Then factor in the sun porch, the decorative mantels, the stained glass windows, the coffered ceilings and the handsome clawfoot bathtub. (Historic details? Check, check, check, check.) For outdoor space, there’s a spot of lawn in the front and a lovely finished patio and rambling garden in the back.
Charming details aside, this home has a great layout, too, offering a windowed eat-in kitchen, a separate dining room, a shared driveway, a finished basement and a washer and dryer. The location in Prospect Lefferts Gardens is also excellent: just a block and a half from Prospect Park and the B and Q station at Parkside Avenue.
Although this house is listed for more than $1 million, it is by no means ultra-luxurious. The fixtures and finishes are simple and in some cases outdated. The kitchen features basic appliances and cabinetry along with generic flooring. The finished basement seems to have faux wood floors. On top of that, the place makes liberal use of carpeting. Hopefully whatever’s below the carpets isn’t too scary, because if all this place needs is an updated kitchen and flooring, we’re sold. What about you?
