Barbra Streisand's Former CPW Duplex Hits Market at $11.25M

Barbra Streisand had a hit single called “Memories,” but what memories would be conjured up by the listing of her former Upper West Side co-op?

For 30 years, the diva from Brooklyn once owned this penthouse apartment at the Ardsley at 320 Central Park West, and it’s easy to see why it fit Streisand’s grand style.

With 3,670 square feet of interior space and another 2,500 feet in killer-view terraces, this apartment in a majestic Emery Roth building overlooking Central Park is a real estate star with a musical-star pedigree.

Curiously, prior to Streisand’s purchase and eventual sale of the apartment, it was owned by the lyricist Lorenz Hart, who penned classics like  “Blue Moon” and “My Funny Valentine” with Richard Rodgers before succumbing to alcoholism and pneumonia in 1943.

The New York Times reported that Streisand’s 30-year tenure in the penthouse ended with a four-year battle with the Ardsley’s board, which rejected potential buyers for the 22nd-floor unit, including Mariah Carey’s all-cash offer. From the NY Times:

“The current owners, Richard T. Prins and Connie Steensma, paid $4.25 million for the duplex in 2002, four years after Ms. Streisand placed it on the market for $10 million. It had lingered after the co-op board repeatedly rejected potential buyers, reportedly including Mariah Carey, who offered $8 million in cash.”

Now listing broker Barbara Fox of Fox Realty says this is the first time this palatial apartment has been on the market in decades. The $3,065 price per-square-foot seems ambitious, given that this residence appears to still have the originally-sized kitchen and has not undergone any significant remodel.

However, the master suite on the top floor alongside oceans of terrace space is the selling point for this unique listing. The terraces are irrigated, and the apartment does have central air with separate zones, a monster wine storage closet and a service elevator.

For any buyer who wants an old-school, prewar residence with indoor and outdoor space to entertain in a big way, this listing will turn heads.
