Buyers who choose to make the minimum 20% down payment of $105,000 can expect to see monthly payments of $3,564. This includes a mortgage payment of $2,716, common charges of $442, and monthly taxes of $406. It’s also well below the median asking rent in Cobble Hill, which was $4,373 in November.
At 531 square feet, this unit has a decent amount of space for a 1-bedroom. You’ll enter through a small hallway with a coat closet and entrances to the bedroom, bathroom, and living room. The open living area has a large window that overlooks one of the building’s common courtyards, and ample space for living and dining furniture. Through an open doorway is the kitchen, which has been updated with stainless steel appliances, including a dishwasher! In addition to the sleek white tiling and black countertops, you’ll find two exposures in the kitchen.
On the other end of the apartment, the bedroom also has a large window, this one facing the street. The room has a closet and also offers enough room for a queen bed. Lastly, the bathroom shares the same monochromatic color scheme as the kitchen and includes a shower/tub combo.
This condo is located in Cobble Hill Towers, a collection of buildings surrounding two common courtyards that are almost like little parks. Complete with beautiful foliage, Adirondack chairs, and barbecues, these spaces get a lot of use by the residents. The building is pet-friendly and has a laundry room, and since it’s a condo, no board approval is required.
The F, G, R, E, 3, 4, and 5 trains are all nearby, as are Brooklyn Bridge Park and Cobble Hill Park. You don’t have to venture far to shop or eat, with great restaurants like Lemongrass Brooklyn, Libertador, and La Vara on surrounding blocks.
It appears this unit is a fifth floor walk-up, so it’s not the most accessible. The building is also near the Brooklyn-Queens Expressway, so it might get a bit noisy.
But for those looking for a Cobble Hill 1-bed, this one is definitely a steal!
