Biggest drawback: This Hell’s Kitchen 1BR’s $1970 rent is net-effective based on one month free. The gross rent is $2150, which is still well below average for the area — but above that magic $2K mark. The living area is small but certainly workable, and keeping those French doors open makes it feel a lot more spacious. In addition, this building has no elevator, which means three flights of stairs to get up to the fourth floor. But what a deal for this great, central location.
