A Carroll Gardens 2BR at this price? It’s a Deal of the Week.

There’s plenty to love about Carroll Gardens, from the brownstones to the tree-lined streets to the neighborhood’s unique heritage. All of which explains why the area is consistently listed among the 10 most expensive NYC neighborhoods. But it’s not totally devoid of affordable homes: Our latest Deal of the Week is a Carroll Gardens 2BR at 608 Henry St. #2 that has tons of character and a private balcony.

The Price: $899,000

The median asking price for a 2-bedroom in Carroll Gardens is $1,575,000, a substantial $676,000 above the asking price for this unit. Buyers here who put down the minimum 20 percent, or $179,800, can expect to see monthly payments of around $4,146. This includes a mortgage payment of roughly $3,434, plus common charges of $500 and taxes of $212.

Why You’ll Love It …

This apartment spans the entire second floor of a brick building on the corner of a gorgeous, brownstone-filled street. The space gets plenty of light from a total of nine windows facing west, south and east.

The kitchen features new, stainless-steel appliances and sleek white cabinetry, while the master bedroom features whitewashed exposed brick that creates a statement. Exposed brick is also found in the living room and gallery, which offer plenty of space for both living room furniture and a dining set.

Off of the living room is perhaps the apartment’s greatest asset — a private balcony ideal for outdoor meals or enjoying the sights and sounds of Carroll Gardens.

The apartment is in a 1930 building  with basement storage and laundry. It’s pet-friendly, too. There are lots of favorite attractions nearby, including Other Half Brewing Company, Buttermilk Channel, and Lucali. As far as parks go, there are plenty in the neighborhood, and the F and G trains are also a short walk away.

… And Why You Might Not

Naturally, any unit priced well below the local median is going to have drawbacks. Neither bedroom in this apartment has a closet; in fact, the floor plan shows no closets in the entire place.

The apartment is a walk-up, but it appears to be on the second floor. Other potential issues include the proximity of the Gowanus Expressway one block away — which may cause noise issues — and few subway options besides the F and G trains.

But if you’re looking to get into coveted Carroll Gardens at a relative bargain — and get some lovely outdoor space to boot — this place could be a top contender.
