Casetta Williamsburg Fills BK's Boutique Condo Niche

Large-scale residential condo developments in Brooklyn tend to get all the glory. It’s understandable, given the scale of projects like Austin Nichols House — a 338-unit redevelopment of a 100-year-old building at 184 Kent Ave.; or the 218-unit Oosten at 429 Kent Ave.

But even with beefier new residential developments taking center stage, there’s still plenty of room in this market for boutique buildings to shine — and to help make New York’s “second city” one of the hottest housing markets in the country.

On that note, here’s a look at two new arrivals: a 12-unit development in Williamsburg called Casetta Williamsburg, and a 13-unit building known as Sixth & Meyer.

Casetta Williamsburg is located at 630 and 632 Lorimer Street. Just weeks from its soft launch, three of its first five units to hit the market are already under contract. At just around 10,000 square feet in total, Casetta Williamsburg will offer eight 1-bedroom units; two garden duplex townhouses with large garden space; and a pair of duplex penthouses. Prices start at $715,000 and go up to $1,595,000.

Plans for the project date back about 10 years, but were finally brought to fruition under the architectural firm ODA New York. Pursuing a modern take on a Brooklyn townhouse, Casetta Williamsburg offers interiors with loft-like space, including floor-to-ceiling windows, custom kitchens, and custom bathrooms with soaking tubs and imported tile.

“This is significantly smaller than what (ODA) ordinarily put out [for the site], at just 10,000 square feet, but very much cut from the same cloth,” says Jeff Winters, a spokesperson for ODA New York. “Sort of the jewel-box version of their signature work, so to speak, where substantial outdoor and communal space, sunlight, and high-end materiality are the major program features.”

The complex is located between the Bedford Avenue and Lorimer Street L train stops, and is close to the J, M and Z subway lines. It’s also in the thick of the shopping, restaurants, bars and other cultural life that make Williamsburg so desirable.

Another Boutique Development Arrives: Sixth & Meyer

Another smaller Williamsburg project is Sixth & Meyer (below), offering 13 “curated” units at 278 N. Sixth St. Many units are already under contract in this three-story building from Avo Construction. Douglas Elliman is handling sales.

The new Sixth & Meyer development features units that range from 1 to 4 bedrooms, with contemporary design and function: high ceilings (10 to 13 feet), wide-plank white oak floors and oversized windows.
