Cobble Hill‘s name alone elicits thoughts of understated grandeur: beautiful brownstone buildings, tree-lined streets, and charming parks. And while the neighborhood is undoubtedly desirable, it also boasts a pretty high price tag. Our Deal of the Week, 439 Hicks St. #4A, proves there are deals to be found in Cobble Hill. And not just any deal, either, a deal with a fireplace and dishwasher!

The Price: $475,000
The median asking price for a home in Cobble Hill, Brooklyn, was a whopping $2.6 million as of December 2021, according to the StreetEasy Data Dashboard. That means our Deal of the Week is priced under one-fifth of the median asking price for the neighborhood!
Buyers who stick with the 20% minimum down payment of $95,000 can expect to see monthly payments of $2,350. This includes a mortgage payment of $1,610, common charges of $418, and monthly taxes of $322. That’s well under the median asking rent in Cobble Hill, $3,800 as of December.
Why You’ll Love It…
There is a lot to love here, but let’s start with the many, many windows which face east, west, and north thanks to the unit’s corner location. In the galley-style kitchen, you’ll find quartz countertops and stainless steel appliances, including the NYC holy grail: a dishwasher. The bathroom isn’t too shabby, either, with white subway tile, a freshly updated shower, and bath combo, and once again, a huge window with a perfect plant sill.
The living room and bedroom feature hardwood floors, and are both generously sized. There’s enough room for a small dining set in the living room, especially with the open entrance to the kitchen. You’ll also find a fireplace in the living room, which can double as a TV stand. Plus, there’s a closet in the bedroom.
This unit is located in Cobble Hill Towers, a six-building community that encompasses two gorgeous communal courtyards. Talk about Brooklyn dreams! The building also has bike storage, a laundry room, and a live-in super. Ample shopping and dining are just a couple blocks away, including favorites such as Joya, Mia’s Brooklyn Bakery, and Trader Joe’s.

… And Why You Might Not
All good things must come to an end. This unit is located on the third floor of a walk-up building. (But hey, at least it’s not the sixth.) Plus, the Brooklyn Queens Expressway is pretty much right outside the building’s doors, so you might get some unwanted noise — and the subway is almost a half-mile away.
Still, at this price, you’ll be hard-pressed to find a better deal in Cobble Hill.
