Upper East Side living might seem like an unattainable dream, but it’s more achievable than many New Yorkers might think. Yorkville is a neighborhood that offers slightly more affordable prices than the UES median of $1.795 million. That’s why our Deal of the Week is this 1-bedroom apartment at 220 E. 82nd St. #1FW, a charming co-op with plenty of character and style, plus a budget-friendly price.

The Price: $450,000

According to the latest StreetEasy Market Report, the median asking price for an apartment in Yorkville is $1.149 million. Our Deal of the Week cuts the median in half, and then some. Buyers with the minimum of 20 percent down ($90,000) can expect to see monthly payments of $2,563. This includes $756 in monthly maintenance fees and a $1,807 mortgage payment. These payments are on par with rent costs in the neighborhood, which has a median of $2,621.

Why You’ll Love It…

This apartment is full of charming touches, from the fireplace and surrounding exposed brick in the living room, to the original tin ceilings and wood framework. And it makes sense that it’s charming: it’s in a classic New York brownstone, after all.

The spacious kitchen has granite countertops and full-size appliances, including a dishwasher, and it also has its own wine fridge. In addition, there’s plenty of cabinetry and counter space. Plus, there’s even enough room for a small dining set near the window.

Located in the heart of Yorkville, the apartment is just a few blocks away from the Q, 4, 5 and 6 trains. But there’s also a ton to do in the neighborhood, with restaurants, cafes, Central Park and the Museum Mile all right nearby.

Last but not least, the building allows pied-a-terres, co-purchasing and guarantors, and there’s a common laundry room on the premises.

And Why You Might Not…

Pets are unfortunately not welcome in this co-op, which could definitely be a dealbreaker for some. Besides that, the main drawback is the narrow layout of the bedroom, which from the looks of the photos, is a bit of a tight squeeze. Still, it has both a closet and a window to make it a true bedroom. And you’ll be able to say that you live in a brownstone on the Upper East Side.
