The appeal of living in Manhattan coupled with the high prices of apartments can be a bit deterring. But in Upper Manhattan, we found a prewar Hudson Heights 3BR at 371 Fort Washington Ave. #5H that was newly renovated, has plenty of space and storage, and goes for a fraction of the price found elsewhere in the borough. That’s why it’s our Deal of the Week. Let’s take a look.
The Price: $799,000
The median asking price for a 3-bedroom in Washington Heights — of which Hudson Heights is a sub-neighborhood — is $1,105,000. That puts our Deal of the Week at about a quarter of a million less than the median price for the neighborhood, and less than a third of the median asking price for a 3-bedroom in all of Manhattan ($1,550,000).
Buyers who pay the minimum 20% downpayment can expect to see monthly payments of around $4,353. This includes a mortgage payment of $3,030 and a maintenance fee of $1,323.
Why You’ll Love It…
First, this place has space galore and has been updated. This co-op is located in a stately prewar building (1923) and has been renovated from top to bottom. Each room is spacious and has retained the classic prewar touches such as high ceilings, molding, window trim, and parquet wood floors. There’s even a spacious foyer. And for you closet lovers, this place has eight closets. Eight!
Modern updates are apparent in the galley kitchen, which has been outfitted with Caesarstone countertops, white Shaker-style cabinetry, and stainless-steel appliances. There’s also a stacked washer and dryer in a closet in the kitchen.
The bathroom also got a facelift with handsome Carrara tile and a deep, soaking tub.
All 3 bedrooms are plenty spacious and each has two windows, allowing plenty of light. Two of the bedrooms have two closets.
This co-op is located in a pet-friendly elevator building and surprise: no board approval is required. That one perk is worth a look alone.
While it’s far uptown, it’s steps to the A train and nearby the 1 train, making travel downtown on express easy and convenient. And green space is never too far away, with Fort Washington Park and J. Hood Wright Park both a very short walk away. Great restaurants, gyms, and music venues like United Palace are all in the neighborhood.
… And Why You Might Not
The monthly maintenance fee ($1,300) is a little steep. Also, there is only 1 bathroom for 3 bedrooms, which could make primping and luxuriating a little challenging. Lastly, Hudson Heights is pretty far uptown, so if you work downtown or plan to spend a lot of your time there, it can be a bit of a trek.
But for a 3-bedroom in Manhattan, with both laundry and tons of space, it’s definitely worth shortlisting.
