A new housing lottery has launched in East Harlem at The Gilbert on First offering units for low-and middle-income earners with apartments starting at $328 per month. The 144 apartments are available to households earning between 30 and 165 percent of the area median income (see chart below).

Developed by SKA Marin, The Gilbert features a range of apartment sizes from studios to 3-bedrooms. Applicants must earn between $13,200 for a single person at 30 percent AMI, up to 199,650 for a household of four at 165 percent AMI. The eligible income brackets are listed in the chart below.
The Gilbert is the second building in a two-part project from developer SKA Marin that includes Draper Hall next door, with both properties sharing a communal garden space. Located on the corner of East 97th Street and First Avenue overlooking the East River, the complex provides easy access to the Q train along Second Avenue at 96th Street. In addition to garden space, residents of The Gilbert will have additional space to spread out with a community room, outdoor terrace, and children’s play area. Both buildings are adjacent to NYC Health and Hospitals Metropolitan campus.

Applications must be postmarked or submitted online no later than June 17, 2019. After the deadline, applications are selected for review through a lottery process and if selected, applicants will be invited to an interview to continue the process of determining eligibility.
