A new East New York housing lottery is offering units for low- and moderate-income earners with apartments starting at $426 a month. The 143 units are available to households earning between 30 and 90 percent of the area median income (see the chart below).

Spearheaded by Nehemiah HDFC and Monadnock Development, this phase of Nehemiah Spring Creek is part of a larger complex at 475-510 Vandalia Ave. This phase of the project, dubbed 4B-1, will feature 160 affordable apartments, ranging in size from studios to 3-bedrooms. Applicants must earn between $16,629 for a single person at 30 percent AMI, up to $93,870 for a household of four at 90 percent AMI. The eligible income brackets are listed in the chart below.
Once completed, phases four and five of Nehemiah Spring Creek will have 56-single family homes, 27 two-family homes and 1,200 affordable rental apartments. The project is part of a larger effort to transform 45 acres of land formerly used as a landfill until 1968 into a bustling mixed-use development. Phases one through three were completed in 2017, providing 368 affordable homes. The complex is conveniently located across from the newly built shops and restaurants at the Gateway Center.

Applications must be postmarked or submitted online no later than June 17, 2019. After the deadline, applications are selected for review through a lottery process and if selected, applicants will be invited to an interview to continue the process of determining eligibility.
