Flipped! Park Slope Townhouse Goes From $1.4M to $4M

This week, a modern four-bedroom townhouse at 473 11th Street hit the market for a strong price of $4,000,000. The three-floor home offers three and a half bathrooms, private outdoor space, a finished basement, wood-burning fireplace, all new appliances and an uber-modern open floor plan layout. The place wasn’t always like this though. It sold less than two years ago for just $1.4M, making the current listing price of $4M a 185 percent price jump. Boom.

According to the listing broker, Myrta Echevarria, two female architects from the Manhattan-based firm Redtop, purchased the property in 2013 and began major renovations in the summer of 2014.

What exactly changed from then and now? A whole lot. Just about the only thing that remains vaguely intact is the facade – but even that got a major makeover (see below). They increased the square footage by nearly 130 percent, going from 1,300 square feet to 3,000 square feet by adding nearly 20 feet of depth to the rear of the building as well as adding an entirely new third floor.

Just about every nook and corner of the place received full gut-reno treatment and the result is a wholly new looking property. The renovation was exhaustive to say the least, but will it get the $4M asking price? Do some investigative research and visit the open house today and on Sunday to find out for yourself.

The Living Room

The original living room (left) was dark and dreary. After renovations, the new living room offers larger windows to let in lots of natural light.

The Dining Room

The original floor plan (left) included a traditional, formal dining room. With the wall gone, the living, dining and kitchen all blend together in an open floor plan.

The Kitchen

The old kitchen (left) lacked counter space and had c. 1970 appliances. The new kitchen features a large island with plenty of room and all new appliances.

The Basement

The original basement (left) was good for storage at best. The new one is completely finished and looks very teen-friendly.

The Bathroom

The original house only had one bathroom. The renovations added two and a half completely new baths.

The Master Bedroom

The faux brick and wall-to-wall carpeting of the original master bedroom (left) was traded in for hardwood floors and a wall of picture windows.
