Living in Midtown certainly isn’t for everyone, but Hell’s Kitchen provides a good in-between for those who want to be in the action but not within one block of Times Square (can’t say we blame them!). Although prices in the neighborhood are about on par with greater Manhattan, there are still lots of great deals in the area, like 406 W. 47th #2A. This 1-bedroom unit has a brand new in-unit washer/dryer, plus monthly maintenance fees of just $250!
Learn more about our Deal of the Week!
The median asking price for a home in Midtown West was $1.4 million this April, according to the StreetEasy Data Dashboard. That means our Deal of the Week is priced below half the median asking price for the neighborhood!
Buyers who put down the 20% minimum down payment of $124,000 can expect to see monthly payments of $3,497. This includes a mortgage payment of $3,247 and a maintenance fee of $250 — well below NYC standards! The monthly cost is also far below Midtown West’s median asking rent of $4,399 this April.
This unit expertly combines new upgrades with vintage details. Just take a look at the main living area and kitchen with their patterned tin ceilings and wood paneling, right alongside the floor-to-ceiling white cabinetry and quartz countertops. You’ll have plenty of storage space in the kitchen thanks to the aforementioned cabinetry, but there’s also a closet with sliding doors that could be used as a pantry for even more storage.
Speaking of storage, there’s more in the bedroom thanks to additional floor-to-ceiling cabinets and two closets with mirrored doors. This room is also flooded with light thanks to a 7-foot-tall window that overlooks the quiet courtyard.
The bathroom also has some extra storage in the form of a narrow linen closet next to the shower. Speaking of the shower, it’s an extra large stall-style with glass doors, a window, and built-in shelves sure to bring a touch of luxury to every day.
This unit comes with a basement storage cage, which includes room for a bike. Plus, the co-op allows for unlimited subletting after one year of primary residency. It’s also pet-friendly! Located in the Clinton Theatre District, there are numerous theaters, coffee shops, and restaurants nearby. Some notable eateries include OBAO, Becco, Rudy’s Bar and Grill, Mom’s Kitchen and Bar, and 5 Napkin Burger.
Plus, the co-op is just three blocks from the Hudson River Greenway, and fairly close to the A, C, E, 1, N, R, W, S, and 7 trains.
The main living area is pretty small. You’ll have to watch TV facing the kitchen, which does conveniently include a built-in nook for a TV. The apartment is also on the first floor, but it’s not at ground level and faces the back of the building, so you shouldn’t get a ton of noise. There’s only one small window in the living area, so it’s not very bright, and you’ll get most of your direct light in the bedroom.
Still, for everything this apartment includes and its low monthly maintenance fees, it’s definitely worth considering!
