Rental of the Week

UWS 2-Bedroom With Exposed Brick Asks $2,200

Manhattan Valley is the northernmost section of the Upper West Side — the Upper Upper West, if you will. Heading just a bit further uptown can save plenty, though, as evidenced by our Rental of the Week. This Manhattan Valley 2BR has loads of exposed brick and loads of space, for well under the average UWS rent.

Address: 926 Columbus Ave. #5S

Price: $2,200

Size: 2-bedroom

Neighborhood: Manhattan Valley

Best feature: This Manhattan Valley 2BR is spacious. Both bedrooms are queen-size, with two big windows each, and they’re on opposite ends of the unit for privacy. In-between is a large, comfortable living room with a full wall of exposed brick. Plus, the kitchen is more than big enough to eat in, so you don’t need to take up living room space with a dining set. It boasts granite counters and new stainless appliances, including a dishwasher. And the bathroom is nicely renovated as well.

The location is close to all the West Side trains, with shopping and restaurants right at your doorstep on Columbus Avenue. In addition, it’s just two blocks from Central Park’s gorgeous North Woods, at the park’s northwest corner. Morningside Park is also just a few blocks away.

Why it’s a deal: The median asking rent on the Upper West Side is $2,795, according to the StreetEasy Data Dashboard. That puts our Rental of the Week at more than $500 per month below average for the area. It’s even more of a deal when you consider the median asking rent for an UWS 2BR, specifically: a whopping $4,000.

Biggest drawback: There are a few negatives, though. For starters, this Manhattan Valley 2BR is a fifth-floor walkup. The building does not appear to have laundry facilities either, so get ready to lug your laundry up and down those stairs. Think of it as a free workout! Finally, all the windows in our Rental of the Week appear to be at either end of the apartment. That means there is great light in the bedrooms, but no natural light at all in the living area. Not ideal, but certainly not a deal-breaker for this much space at this price.
