NYC apartments for $400K sit at one of the most competitive price points in the city, in part because savvy buyers know they can use relatively low mortgage interest rates to beat the renting game. This week’s top listings include an East Village 1-bedroom, a 2-bedroom uptown with income restrictions, and great options in Queens and the Bronx. Let’s roll!
In the annals of tiny NYC apartments, this East Village co-op would probably rate as expansive. It’s a real 1-bedroom! The entry for this parlor-floor unit leads to the living room and kitchen area, which features a combo washer and dryer and exposed brick walls. Listing agent Diane Cane at Compass notes the low monthlies ($633) will get a six-month bump in October.
If you want more room at this price point, consider heading uptown, where this bright, clean, 700-square-foot Harlem 1-bedroom is going for just a shade above $400K. Some updates might be needed in the kitchen, but there are no income restrictions here. (There’s also a chance to open up the space further by removing walls.) The prewar co-op building has some great features — storage, a live-in super/porter — but it doesn’t allow pets. Karen D. Shenker at Compass is the listing agent.
Here’s an amazing opportunity for buyers who qualify for this HDFC apartment in increasingly hot Hamilton Heights. It’s spacious, renovated, and features a washer and dryer in the kitchen. Income limits are in the listing; hit up Joshua Sloyer and Chad Frangipane at Compass for more details.
Shoppers at the $400K price point would also be wise to look to the Bronx, with its historically good housing stock and great neighborhoods. A prime example is this co-op set in a 74-unit prewar building on Grand Concourse. The generous interior has a large foyer entry, an eat-in kitchen, 2 bedrooms and in-unit washer and dryer. Yankees fans: Walk to games! Matthew Bank at DG Neary Realty is the listing agent.
And then there’s the increasingly popular Astoria neighborhood of Queens, where $400K gets you a very roomy 1-bedroom that overlooks the well-kept grounds of the Queensview complex. A king-size bedroom means space won’t be an issue. Not a bad deal! Bianca Colasuonno at Compass is the listing agent.
